Del Rio deer lease

I'm looking for 1 hunter to share my lease for the next 6 months. Renewal in April for the following year. This is a great place with lots of hunting and fishing. My wife and 3 dogs come out here at least once a month just to break from San Antonio. I'm looking for a specific type of person to enjoy this place and help keep it productive for years to come. I'm interviewing not bargaining.

Some more details:

I’ve three feeders running apple scented corn and 1 protein feeder. There’s 1 permanent elevated blind and 1 mobile tree blind. You’re welcome to use these or bring your own.

You must like dogs. If you bring your own dog(s) they must be able to socialize with other dogs. No exceptions.

Family and friends are welcome, but they hunt off your tags. There is easily enough game out here for 2 hunters and I want to keep it that way.

White tail: Mostly does but there are at least 2 bucks, both young 6’s, that stay in the area. It’s my plan to let them age another year or two but there’s always a few that show up in the rut. If you’re a trophy hunter, this is not the place for you.

Birds: Tons of ducks, mostly Black Bellied Whistlers and few Mallards. A decent flock of Turkey. Doves aren’t all that plentiful this year. They are almost white tip and very large, but the flock is smaller than I’ve seen in the past. Still, if you’re into dove hunting you could do worse.

Hogs: There is a sounder of Javelina that wanders the area. They don’t feed off the feeders, so they are hard to hunt. No wild hogs.

Other: There are few bobcats around, I’ve seen two this year. And 1 mountain lion. I’ve seen her/him a few times during the day but I’ve not located a den. Shoot any or all on site. There’s also red and gray fox, squirrels, rabbits, and a bunch of fat racoons.

Fishing: Property borders the Del Rio River and the Salt River. Lots of catfish and even a few bass in the Salt. 20 minutes from Lake Amistad. There’s huge bass/duck pond (75-100 acres) on the property with a small john boat and trolling motor. Lots of catfish.

Bonus: There’s an excellent RV parked at the basecamp that is available as part of the lease. It’s mine but I use the other RV. It’s in great shape, doesn’t leak, working batch/shower/water heater. Only condition is it’s kept clean.

Downside (full discloser): This place is on the border, right on the border. That means there’s some people traffic. It’s never been a problem and they’ve never touched anything. That also means the border patrol and the Texas National Guard has a presence here and I see them daily.

This a very unique place and I want to keep it that way. I don’t “need” to share the lease, but I want to. As I stated above, I’m interviewing not bargaining.
