Raise the nutritional plane as high as we can afford. #2 is Age..... many cull in younger age classes but unless you know your deer herd you may be doing more damage than good. #3 is Genetics. Without #1 you really will never know what genetics you have and without #2 you will never reach your full genetic potential. If I’m spending the money I want long term sustainable results. That’s takes everyone being on the same page, same goals and like minds. Your goals and beliefs have to be driven around growing big old mature deer and not killing big deer. We encourage family and friends to hang out and enjoy what South Texas has to offer. There are some rules around guests during the season but for the most part we like to see everyone have a good time and have a good time with their families. We’ve got zero time for dishonest folks. We’re all pretty straight shooters and trust is the main character. We enjoy having a good time and all do what we can to help each other out. Lease fee per gun is $8750 + expenses. Expenses run about $2200 all in depending on the year, rain, etc. Electricity, feed, biologist, helicopter survey, & liability insurance We have a 3br/2bth single wide trailer that can be used by guest or members. We have walk in cooler, ice machine and covered skinning rack There are RV spots with water, sewer and electricity.

The Headquarters pasture is well-known for harvesting 160-180 B&C bucks, along with multiple 190's in the last 14 years. This ranch has been able to grow 200”+ low fence, free range whitetail and we plan on continuing this well-known legacy. There are 2 spots available needing to be filled. The pasture has a great variety of terrain and brush making hunting always interesting and enjoyable!  The Headquarters pasture has all the amenities to be your all around perfect hunting lease. The amenities are: a 7 bed 5 bath ranch house with 2 kitchens, and 2 sets of washer and dryers. Great drinking quality well water. Covered skinning rack with concrete floor, running water, Ice machine, and walk in cooler all located at the skinning rack. Outdoor fire pit for cooking with a covered awning right beside it. Also have 6 RV hookups in camp with water, electricity and septic hookups. Large metal building a few hundred yards west of the camp for storing any Hunting vehicles and UTV(side by sides). ATV's(four-wheelers) are prohibited! The pasture has a total of a 11 stock tanks with 4-inch water lines to all to ensure water for deer at all times. 4 of the 11 stock tanks are stocked with an abundance of Largemouth Bass. Bird hunting (Dove and Quail) and waterfowl are also available in an abundance for all to enjoy. Guests are allowed and more than welcome! Archery hunting is also allowed!

Cozy 2 bedroom cabin on 14 acres located in the Sam Houston National Forest. Cabin comes with all the comforts of home is furnished and sleeps 5. There is also a fishing pond in view from the back porch. There are no nearby neighbors. The lease is for the entire deer season, no more no less. No more than 2 guns allowed and I will need a copy of your hunting license. You can preview the property by appointment only. We are only 1 hour north of the big airport. Cell service with most carriers but there are some that have no service. Cabin comes with wood burning fireplace, wifi, DishTV with Netflix, internet (slow), washer, dryer, linens, refrigerator, cooking utensils, microwave and kuerig machine. Plenty of whitetail deer and hogs with a processing plant 7 miles away. The cabin makes this lease ideal for the family and entertaining.

I have three privately owned ranches between Llano and Mason ranging from 100 acres to 500 acres each. I do not mix parties, so your group will have the entire lease. The price for the smallest pasture is $375 per day for up to 3 hunters, the middle size pasture is $500 per day for up to 4 hunters and the larger pasture is $1000 per day for up to 8 hunters. There is a 3 day minimum hunt. All pastures have cabins with electricity, beds, frig, table, chairs and running water. All have working corn feeders and three sided ground stands with roofs. I allow each hunter to kill 2 bucks in November and either 2 bucks or 1 buck and 1 doe in December. I allow bow hunting during October. The cost for bow hunting is $100 per day per hunter. I do not charge a kill fee. I do not allow 4-wheelers and ask that you only drive on established roads. There are openings available in November and December. 5 Spots available on large Ranch north of Throckmorton. 14 total hunters will be on this section of the property which equates to 1 hunter per 300 acres. Protein is mandatory from Jan through October. Each member will bring their own feeders and stand. This hunt has been run for over 40 years by the same individual. It will be the 2nd or 3rd weekend in November of 2021. The price would be around $5,000 as a single or $5,800 for the buddy (2 people) and would include all meals and lodging as well as:

2 axis deer (either sex)
2 white tail buck (any size)
2 white tail doe
2 turkey
All the hogs or other varmint you can shoot

The above would be split between two on the buddy hunt. Processing services available on site.

We have 180 Acres, 8 miles south of Gatesville, Central Texas, and Coryell County. 3 hunters/guns $4500.

This is a working Farm/Ranch. We have Cattle, Sheep and Great Pyrenees on the property. We work on the property “year round” (exceptions during deer season) between planting, clearings, burning brush, improving roads and fields, etc as time and money permit.

We have 2 large tanks, 2 small tanks, and a seasonal creek. About 120 acres are cleared and pasture the remaining 60 acres are between; thick and brushy, (1 field 30 acres, open area 40 acres, 4 small fields from 3 to 7 acres and some spot cleared areas), lots of hardwoods (Spanish/red oak and Live oak). We are still clearing Mountain Juniper (Cedar) from the other 50 acres.

Guests “non-hunting or hunting” are welcome with restrictions.

If the “lessee” wishes to bring a guest (one per weekend) who wish to participate in a "day hunt", they must purchase 72 hours in advance, an "antlerless deer only," at an additional fee of ($150) per day.

Children under the age of 12 are prohibited "No Exceptions".

This 150 acre Bear Creek Ranch south is located southeast of Golthwaite, north of Lometa, and northwest of Lampasas in Mills County with easy access off a county road and is available for a year-round hunting lease and recreational lease for hunters, their families and children. The annual lease includes a 3 bedroom house that sleeps up to 9 persons in 5 beds; a living, dining, kitchen area with a fireplace, a bathroom with double sinks and a tub with shower, a well with good water, a fenced yard, and a propane tank. Hunters are to pay for the electricity.

The low-fenced ranch is rolling hill country land with Twin Mountains, 65% tree cover, 15 acres of food plots, 2 ponds, a live creek, and 5 to 6 locations for deer feeders and hunting blinds.  know. This ranch has been game managed for over 16 years under a MLD-3 game management plan that has produced up to 180+BC trophy white tail deer.  Hunters may harvest whitetail deer, turkey, feral hogs, doves, and small game. The hunter group that leases this ranch will have exclusive hunting rights on this ranch and will not be sharing it with a larger group of hunters whom they do not know. A family (blood or married related) group of hunters is preferred. Children and youth are welcome so that parents can teach their children the proper management, respect, and stewardship of the land, outdoors, wildlife, and the white tail deer.
