THE BASICS- 2 to 3 spots available at $3900 each. Outside of deer season all hunters have access to 10500 acres. During deer season the lease is divided into two areas (6400ac and 4100ac) and all hunters are assigned to one of these areas. Stand/feeder setups are considered “community property“ and all hunters may hunt any stand within their area. We pay one of our members to fill and maintain all feeders and all hunters share equally in that, along with any other feed, food plot, and misc. expenses. We have full hunting rights(no quail) from Sept 1st through the end of deer season in late Jan. We have access during the offseason for maintaining equipment and camp but no hunting.

 

UNIQUE AND SPECIAL QUALITIES OF THIS LEASE-  

    >Very large acreage (10,500), great neighbors and a long term relationship with the Ranch ownership allows us the opportunity to affectively manage for Trophy deer over the long haul. 6 miles of our boundary fence is shared with a 60,000 acre ranch that has been cleared and has never allowed hunting. Other large portions of our neighbors do not allow hunting.

     >We keep our hunter numbers VERY LOW. We have only 19 total hunters and 5 of them have chosen to only hunt for a Quality Management Buck. That leaves just 14 Trophy Buck hunters on 10500 acres which is a ratio of 750 acres per man! This ratio is 2 to 3 times better than most leases.

     >You will be joining a great group of hunters that are patient and selective. They want to hunt a big mature buck and are willing to kill nothing at all if they don’t find the right deer. This mindset along with low hunter numbers translates into killing very few bucks which in turn allows a lot of bucks to reach maturity. I can provide many many pictures of bucks showing the age structure and size that has come from many years of practicing this management philosophy.

     >Our price for a basic Trophy Only spot is 2900 but very few of our existing hunters elect this option. Most hunters pay an additional 1000 for the opportunity to also hunt a “Quality Management Buck”.  This is a great opportunity for father/child, husband/wife, or mentor/novice.  This extra revenue goes to help pay our overall lease fee which is a key to help keep our total number of Trophy hunters down while helping to control any less than Trophy quality genetics. The open spots this year are for the two bucks which is 2900 + 1000 = 3900 total.

     >Besides a Trophy buck the opportunity to hunt a clearly defined “Inferior Quality Management Buck” (cull) is also included.  

     >Our special group of hunters allows us to enjoy a family/friendly environment without sacrificing our Trophy management goals. You are allowed 2 guests at a time and they must be with you at all times.  

     >Camp has convenient hookups for electric, water, and sewer. We also have a common community area including walkin cooler, skinning rack, fire pit, and heated and cooled trailer with kitchen, dining, big screen TV and porch.

     >We are in an area known for quality genetics and quality habitat.    

     >Ranch is convenient to the DFW area (3ish hours.)

     >This country’s big, rugged and beautiful yet convenient to town (Throckmorton.)

I don’t run this lease for profit or to try to impress anyone. Instead, I’m one of the hunters and I’m driven by a true passion for managing and hunting the best possible lease I can. I know enough about deer and deer country to realize this place can be great for years to come. I also know enough about people to realize the hunters can ruin a place or they can help it realize it’s potential. I’ve been able to put together a quality group of hunters over the last 11 years and I will continue to be diligent in selecting the best new individuals to fit in with regard to character, attitude, deer knowledge and likeminded goals/philosophies.
